Mill Creek Breaks Ground on 166-Townhome Development in Queen Creek
Mill Creek Residential has officially commenced construction on the Amavi Queen Creek project, a new single-family, build-to-rent community situated in Phoenix’s East Valley. Announced on January 6, 2026, this development will feature a total of 166 three-bedroom townhomes, enhancing the housing options in one of the region’s most rapidly expanding areas.
Located approximately six miles east of the Loop 202, the Amavi Queen Creek community will consist of two-story townhomes designed with high-end finishes and an array of amenities aimed at delivering a sophisticated living experience. The first residents are expected to move in by spring 2027.
Sam Griffin, president of the West Region single-family rental for Mill Creek Residential, emphasized the advantages of the location. “Amavi Queen Creek will provide its residents with an exceptional ease of living and a high quality of life by offering great access to key employment centers, along with highly rated schools and proximity to an abundance of retail,” he stated.
The development will be strategically positioned at 19211 South Sossaman Road, ensuring convenient access to significant economic hubs, including the Elliot Road Technology Corridor, the Arizona State Polytechnic Campus, and the Phoenix-Mesa Gateway Airport. Residents will also benefit from nearby retail centers, dining options, and recreational facilities, including the expansive San Tan Mountain Regional Park, which spans over 10,000 acres.
The townhomes at Amavi Queen Creek will average 1,523 square feet and come equipped with private garages that are EV charging-ready, private patios, and select loft layouts. The community will also boast amenities such as a resort-style swimming pool, a resident clubhouse, landscaped courtyards, surface parking, a playground, cornhole, bocce ball, walking trails, and a 24/7 fitness studio featuring a TRX system.
Inside, the homes will feature nine-foot ceilings, oversized windows, wood-style plank flooring, quartz countertops, stainless steel appliances, and in-home washers and dryers. Each primary bedroom will include spacious closets, while bathrooms will be outfitted with double vanities, quartz surfaces, and tile shower surrounds.
Mill Creek Residential is recognized nationally for its focus on developing, acquiring, and operating rental communities in targeted markets throughout the United States. Headquartered in Boca Raton, Florida, the company is expanding its portfolio in key markets, including Seattle, Portland, and San Francisco, among others. As of September 30, 2025, Mill Creek’s portfolio includes 153 communities representing over 43,500 rental homes that are either operating or under construction.
