Northwest Florida Emerges as New NYC Getaway Destination
Northwest Florida is capturing the attention of New Yorkers as a promising new vacation and relocation destination. An advertising campaign promoting Watersound as “New York’s hottest new neighborhood” coincides with the winter chill gripping the Northeast. Posters featuring picturesque ocean views are now visible throughout New York City, enticing residents to consider a warmer escape.
The campaign is bolstered by the recent launch of a daily nonstop flight connecting Northwest Florida Beaches International Airport (ECP) and LaGuardia Airport in New York, which began in December 2025. This route represents a pivotal development, according to Mike Kerrigan, vice president of marketing and communications for The St. Joe Company. “Prior to this flight, the lack of convenient air service eliminated the Watersound community as a convenient option for New Yorkers,” he explained.
The new accessibility signals a shift in how the area is marketed, inviting New Yorkers to explore the benefits of a coastal lifestyle in the Florida Panhandle. While this region was previously overlooked by many from the Northeast, the rise in air travel options has prompted a renewed interest in Watersound.
Exploring Watersound and Its Allure
Watersound is part of a larger area commonly referred to as SoWal, located in the southern part of Walton County, Florida. This picturesque destination is renowned for its white-sand beaches and scenic routes along the 30A Highway, often called simply “30A” by locals. The area stretches 26 miles from Inlet Beach to Dune Allen Beach, featuring a variety of neighborhoods each with its own charm.
As Allison Freeman, a prominent real estate agent in the region, notes, “Locals and people from the Southeast have vacationed here forever.” Watersound itself is a master-planned community that encompasses over 110,000 acres developed by The St. Joe Company. The community includes residential areas, hotels, shopping centers, and vast conservation lands, creating a diverse environment for potential residents and visitors.
The recent advertising efforts target not only the winter-weary New Yorkers but also aim to broaden the area’s appeal to a wider demographic. Historically, Northwest Florida attracted visitors primarily from the Southeastern United States, including cities like Atlanta and Nashville. However, with improved air service, the catchment area has expanded to include the Midwest and parts of the Northeast, according to Kerrigan.
Changing Dynamics and Future Prospects
Kerrigan highlighted that the number of annual passengers at ECP has surged from approximately 300,000 fifteen years ago to nearly 2 million today, with direct flights now servicing seven of the ten largest metropolitan areas in the United States. “For decades, New Yorkers have looked to Florida for winter vacations and retirement, but the Watersound community was never considered,” he said.
The new flight connection changes that landscape. Visitors from New York are increasingly discovering Watersound, with Kerrigan noting a staggering 1,500% increase in weekly visitors to the Watersound website since the campaign’s launch. This uptick in online interest is expected to translate to hotel bookings and longer-term stays in the area.
Travelers often refer to the hotels in Watersound as the “front porch” of the community, leading to a natural progression from initial visits to considering relocation or purchasing second homes. “They become loyal customers and start viewing Watersound as a potential place to reside,” Kerrigan explained.
The tranquil lifestyle offered in Watersound provides a stark contrast to the bustling pace of New York City. Cara Ameer, a licensed real estate agent in California and Florida, describes the allure of this quieter lifestyle. “If you want a slower pace that’s less flashy and more laid back, Northwest Florida is a great place to be,” she said.
While Watersound is positioned as a luxury market, the cost of living remains relatively reasonable compared to other popular destinations in Florida. The area attracts a clientele seeking peace and quiet, away from the crowds often found in places like Palm Beach and Miami.
Watersound features various neighborhoods, each offering unique architectural styles and atmospheres. For instance, Alys Beach is known for its luxurious, all-white aesthetic, while Rosemary Beach blends European Colonial and Southern designs. This diversity allows potential residents to find a neighborhood that suits their lifestyle preferences.
Overall, Watersound is not just growing; it is evolving. The region has seen an influx of full-time residents, prompting the development of new schools and infrastructure. According to Kerrigan, Watersound was recognized among the top 25 master-planned communities for new home sales in 2025, with a total of 582 homes sold in neighborhoods that prohibit short-term rentals. This focus on permanent residency indicates a strong community foundation.
As Watersound continues to capture the imagination of New Yorkers, the combination of idyllic scenery, improved accessibility, and a vibrant community is likely to make it a lasting favorite for those seeking sun and serenity away from the hustle of city life.
