Fisher Island Claims Title of Most Expensive ZIP Code in U.S.
BREAKING NEWS: Fisher Island, a private enclave off the coast of Florida, has officially claimed the title of America’s most expensive ZIP code for the first time. New data from Property Shark reveals that residences on the island sold for an astonishing average of $9.5 million in 2025.
This urgent update underscores the growing trend of ultra-luxury real estate in the United States. Fisher Island, known for its exclusivity, requires residents to pay a hefty $500,000 membership fee. In addition, they spend around $40,000 annually on amenities that include a golf course, access to a deepwater harbor, a private primary school, and tennis courts.
The appeal of Fisher Island lies in its perfect blend of seclusion and proximity to downtown Miami, making it a coveted location for the wealthy. This latest ranking from Property Shark highlights a significant shift in the real estate landscape, dethroning California’s Atherton, which had held the top spot for eight consecutive years with an average price of $8.33 million.
According to the Tampa Bay Times, the list also reveals that California continues to dominate the luxury market, with 61 percent of the neighborhoods listed coming from the state. The Bay Area remains a hotspot, claiming 32 ZIP codes among the highest valued, although this figure is lower than pre-pandemic levels.
In an interesting twist, New York had a relatively quiet year, with only 15 ZIP codes making it into the top 100. Among these, just three are located in New York City itself. However, the state still boasts the third-most-expensive neighborhood nationwide, with Sagaponack averaging $5.93 million.
This year marks a notable increase in high-value ZIP codes, with the number of areas averaging over $5 million doubling from last year, now totaling 10 neighborhoods across 15 states.
As the luxury real estate market continues to evolve, all eyes will be on Fisher Island and its new status. This development is not just a reflection of wealth but also speaks to shifting preferences among high-net-worth individuals seeking exclusivity and premium amenities.
