A luxurious villa in Costa d’en Blanes has recently been recognized as the most expensive new home in Mallorca, priced at €25 million (approximately $27 million). This expansive residence, covering 14,000 square feet, is perched above the bustling marina of Puerto Portals and exemplifies the evolving trends in the island’s luxury real estate market.
The villa, designed with a focus on understated elegance, occupies two hillside plots across three levels. The architecture features polished materials, generous open spaces, and breathtaking panoramic views of the Mediterranean Sea. The main level offers seamless transitions to terraces and an infinity pool that appears to flow into the ocean. The layout includes a separate living room and dining area adjacent to a modern Poliform kitchen, which opens directly to an outdoor kitchen and a sunlit poolside lounge.
On the second level, the primary suite encompasses the entire floor and boasts a fireplace, walk-in closet, and private terrace. Political instability in northern Europe and Scandinavia, coupled with Mallorca’s expanding network of international schools and healthcare facilities, has further enhanced the island’s appeal for full-time residents. Moreover, the Balearic government’s recent decision to reduce inheritance tax for spouses and children has made the region even more attractive for families considering long-term settlement.
New flight connections are also contributing to this trend. Air Canada is set to commence direct flights from Montreal in June 2024, while Etihad Airways plans to launch a route from Abu Dhabi. These developments indicate a growing interest in Mallorca from global markets.
Spain’s overall real estate scene is shifting, particularly following the conclusion of the golden visa program, which previously allowed foreigners to obtain residency through property investment. Despite the removal of this incentive, demand from international buyers remains robust. According to the real estate investment firm Golden Partners, the number of American buyers in Spain has nearly doubled over the last decade, experiencing a surge of close to 40 percent in the past three years alone.
As Mallorca’s luxury market continues to evolve, the recent sale of this villa indicates a significant maturation of the area, highlighting a growing preference for year-round living among affluent buyers.
