Pennsylvania Housing Market Sees Surge in Listings and Sales
The Pennsylvania housing market is witnessing a significant increase in home listings, marking the highest level since 2022. In September 2025, more than 43,000 homes were available, reflecting a 7% rise compared to the same period last year, according to a report prepared for the Pennsylvania Association of Realtors®. This figure also represents an increase from 41,500 listings in August 2025.
Despite the uptick in listings, the median home price has remained relatively stable at $299,900, which is a 3.4% increase from September 2024. However, this price has decreased by 6% compared to the previous month.
According to Bill Lublin, President and CEO of Century 21 Advantage Gold in the Philadelphia region, “Listings, sales and prices have all increased compared to this time last year. The rise in new listings has helped create a more balanced market, while steady demand has supported higher sales and prices. Overall, these trends point to continued stability in housing activity year over year.”
Home sales in Pennsylvania also rose sharply, posting a nearly 10% increase year over year in September, totaling 10,696 sales. However, this figure reflects a slight decline from the 11,470 sales recorded in August.
Lublin emphasized the complexities of the current housing market, stating, “Today’s housing market is more complex than ever. With changing inventory levels, fluctuating interest rates and varying local conditions, it’s essential for buyers and sellers to have a knowledgeable Realtor® guiding them through the process.” He noted that real estate professionals provide critical expertise, negotiation skills, and market insights that help consumers navigate the evolving landscape effectively.
