December Offers Buyers Unique Opportunity in Home Sales Surge

The real estate market is experiencing a notable surge as December approaches, creating an advantageous moment for potential homebuyers. With temperatures in Northern Colorado reaching the 60s and 70s, the market is seeing an increase in homes going under contract as families aim to finalize moves before Christmas. According to data from InfoSparks, both Larimer and Weld counties reported significant year-over-year increases in homes under contract by the end of October, with rises of 5.2% and 10.9%, respectively.

As the inventory of homes for sale continues to climb, buyers now enjoy a broader selection of properties. Larimer County reported an increase of 13.4% in available homes, while Weld County saw a remarkable 20.5% rise compared to last year. This shift has given buyers a stronger position, particularly as homes are spending an average of 68 days on the market, which is 12% longer than the previous October.

The extended listing period has resulted in more calculated negotiations, with buyers typically closing at around 5.7% below original list prices. In Larimer and Weld counties, the average discount stands at approximately 3% off the list price. With current mortgage rates hovering around 6% and ongoing economic pressures affecting budgets, value has become the pivotal factor driving buyers’ decisions.

Sellers who can adapt to this evolving market by pricing their homes realistically and presenting them well, along with offering strategic concessions, are finding success. As the Colorado Association of Realtors notes, the timing for buyers is particularly favorable right now. December consistently records the lowest sales volume, sale price versus original list price, and number of homes sold. This trend indicates that buyers looking to purchase a home should act quickly, as activity typically ramps up in January.

Historically, after the holiday season begins, the number of buyers increases significantly, leading to more homes going under contract, closures, and rising prices. The current market conditions resemble a Black Friday scenario for home sales, emphasizing the importance of seizing opportunities before the year ends.
