Urgent: Las Vegas Residents Face $490 HOA Fees Starting Jan 1
UPDATE: Residents of the Bavington condo complex in Las Vegas, Nevada, are facing a staggering increase in monthly Homeowners Association (HOA) fees, which could reach $490 starting January 1, 2024. A recent letter from the HOA has left many residents in shock, as they struggle to make ends meet amid rising costs.
In early November, the HOA notified residents of a new budget that includes a $22.50 increase in monthly assessments, bringing their base fee to $240. Additionally, residents will incur a special-reserve assessment of $250 per month. If the budget is ratified at the board meeting scheduled for December 3, the total monthly fee will surge to $490.
Denise Holden, a long-time resident of the complex, expressed her concerns, stating, “I absolutely know that they can’t afford this increase.” Many residents, including Carole Cotero, a 70-year-old on a fixed income, are already struggling financially. Cotero shared her experience, saying, “I’m lucky if I’m able to buy groceries once a week.”
The impact of these rising fees is immediate and severe. Residents are mobilizing to fight back and have initiated a petition against the proposed increase. Cotero emphasized the importance of community action, stating, “They’re going to see how many people did sign to prove that we are against the increase.”
According to the HOA’s communication, the funds from the fee increase are intended for essential community repairs. However, Nevada law allows the HOA to implement these increases as long as proper notice is given. The only way to prevent these fees from taking effect is if a majority of owners reject the budget—more than 50 percent must voice their opposition, either in person or through the petition.
Residents are worried that if this increase goes through, it will make living in the community unaffordable. The HOA has cited a reserve study conducted by Geo Reserves on October 1, 2025, detailing the financial needs of the community.
As the December 3 board meeting approaches, residents are urging their neighbors to take action. “I pray to God we stop this,” Cotero pleaded, highlighting the emotional toll this situation has taken on the community.
The urgency of this situation cannot be overstated, as many residents stand on the brink of financial hardship. The upcoming board meeting will be crucial in determining the fate of the community’s affordability and well-being. Residents are counting on solidarity and collective action to challenge this potentially devastating increase.
